An older housing stock with specific problems
Boulder City is not a typical valley market. Much of the town was built for Hoover Dam construction in the 1930s, then filled in through the 1940s to 1960s, and the city's growth-control ordinance has kept new development limited ever since. The result is a housing stock that is genuinely old by Nevada standards, unusually well kept, and full of the repair items that come with age: original or galvanized supply lines, undersized and outdated electrical service, older sewer laterals, settled foundations and walkways, and roofs on their second or third replacement.
