The older neighborhoods near the city core and along Las Vegas Boulevard North include a lot of 1950s through 1970s construction, where inspection reports routinely surface aging electrical panels, original plumbing, roof age, and HVAC at the end of its life. North of the 215, master-planned areas like Aliante and Tule Springs are far newer, and the work there leans toward finish upgrades, backyards, and additions.
That older stock matters for a specific reason: North Las Vegas sees a high share of first-time and financed purchases, and financed deals bring stricter repair expectations. Items an all-cash buyer might absorb become conditions that have to be resolved before funding.
